Hooper and Samaras ready to rip Rangers

Neil Lennon was right to emphasise the importance of discipline ahead of tomorrow’s game against Rangers; there must be a high probability that 22 players will not be on the field at the end.  Beram Kayal in particular should expect tumbling Rangers players anywhere in the vicinity of his tackling.

Rangers’ squad is sufficiently thin that there was no chance they would allow the opportunity to appeal Elbows McCulloch’s red card to pass.  McCulloch is seen as part of the problem by a lot of Rangers fans, concerned at their recent malaise, but he is as experienced on these occasions as anyone who will play tomorrow.  Celtic will need to dominate him and Steven Davis if they to win the midfield battle.

It was at least three years ago Celtic Quick News prefixed McCulloch with the name ‘Elbows’.  An elbow is the face is remarkably effective at asserting dominance, something McCulloch knows too well.  It may be that the player’s overt physicality will be inhibited by his recent red card, just as team mate Shauny Aluko declined to tumble in the box when presented with the opportunity on Saturday after recently being out-ed as a diver.

Both teams will deploy unfamiliar central defensive partnerships, which will worry both Lennon and McCoist.  Rangers’ Jelavic has looked like he wants to be elsewhere in recent weeks but  it he gets an opportunity to put himself in the shop window he is likely to take it.  Winning the early battles may sap his enthusiasm.

I don’t know about anyone else but I’ve written a couple of versions of my match report already but in all of them Gary Hooper and Georgios Samaras are match winners.  If Celtic can win the midfield battle these two – hopefully Samaras from the wing – will win the points for Celtic.

    I’m not privy to the details on the deal for Auchenhowie, I understood it was on a 100 year lease, but as far as the stadium is concerned, it’s disposal is central to any and every outcome if the tax case goes against them. As a redevelopment plot it isn’t worth the cost to remediate the land, but as a football stadium, it’s prime retail.

     

     

    As a fag packet, and by all means adjust the numbers as you like, but I’d say the site is central to a retail business that generates in excess of £40M per year. If you take a figure of 10% of turnover as a realistic rental, (8-12% is typical) then rental income is £4M. With yields of 6-7%, that would value the stadium at around £55-65M, which is not outlandish.

     

     

    That’s you’re deal value.

     

     

    Of course, the financial probity of the tenant is a key consideration, so therefore Phoenix FC needs to be well capitalised. The deal – sale and lease back – is only as secure as the leasee after all.

     

     

    You might consider 10% too expensive. What about 8%?

     

     

    You might consider a better deal could be brokered for the sale value on the basis that there is a heightened risk and a distressed seller. Factor in 20% then.

     

     

    8% rental = £3.2M, giving a valuation of £45M at 7% yield. Discount 20% on risk, you’re still looking at a £36M deal, which to be honest would be a stunning bit of business for the buyer.

     

     

    BTW The facilitation fee on that deal is rather tidy.

     

     

    Bear in mind that while we may be in schtuck economically, there is still a vast chunk of investment capital out there looking for a home, and good retail sites are always premium. There won’t be a shortage of Land funds interested in taking a peek at the opportunity, provided again, that the tenant is sound.

     

     

    I’d say on balance, while it may take a little while to close the deal, it’s likely to be in the £50M bracket. As for Auchenhowie, sounds like the lawyers will be earning good fees for a while chewing over that one.

    Thanks for the comprehensive response, interesting and with some personal stuff I’m doing at the moment I’ve had to learn a little and understand the area around yield and property valuation.

     

     

    I have historically thought that football would be different but you are right, it must be looked at as any other property investment would be, the way you have presented the figures makes sense and although the numbers could be questioned they are not miles out. So assuming you are accurate with this (& as I say I don’t see any reason (now) to argue that) where does that leave MBB with the Phoenix club?

     

     

    No need to answer that now, you’ve already stated you are unaware of his strategy or whether or not he even has one. And this is Glasgow Derby Day!!! Come on the Hoops!!!

    Right Bhoys it’s been a Long Day..

    Big Hayesy the CP head groundsman once told me we’ve the best drainage of any park in the Uk. So i’m thinking at least it won’t be muddy, but it will be fast,which should suit us big time.

  10. I dont know about anyone else, but it did not bother me about Ranger signing the deal with STV. I don’t read to much of the old press these days, when it comes to sport anyway.

     

     

    However, I was on the STV site looking at the news and it is plastered with ad’s for rangerstv. There are 3 ads on the home page alone.

     

     

    I have to admin, that is now going to be one site off my reading list.
